provisions in this code, the development standards in EC 9.4050 through 9.4860 shall <br />apply to any development in the applicable overlay zone, unless otherwise provided in <br />those sections. <br />/# Residential Density Range Overlay Zone <br />9.4050 Purpose of Residential Densily Range Overlay Zone. The residential density range <br />overlay zone is intended to narrow the density range normally allowed in the base <br />zone or special area zone to achieve one or more of the following: <br />(1) Increase the efficiency of public services and facilities. <br />(2) Ensure higher densities in appropriate locations, such as transit corridors or <br />nodes. <br />(3) Ensure lower densities in areas with significant natural resources or <br />environmental site constraints such as steep slopes or natural hazards. <br />(4) Promote preservation of existing neighborhood character distinguished by <br />significant architectural or historic resources. <br />9.4060 ARplicabiljq The residential density overlay zone applies to all property where 1# is <br />indicated on the Eugene overlay zone map. The Residential Density Range overlay <br />zone only pertains to requirements for lot area per dwelling unit and residential net <br />density as indicated on the Eugene overlay zone map. The provisions of the <br />residential density range overlay zone supplement those of the applicable base zone or <br />special area zone. where the overlay zone and base zone or special area zone <br />provisions conflict, the more restrictive requirement applies. <br />9.4065 Standards Suffix numbers, including but not limited to the following examples, <br />shall indicate the maximum number of dwelling units permitted per net acre or, as <br />indicated with the use of a second number, both the minimum and maximum net <br />residential density. The following are examples of suffixes for the residential density <br />range overlay zone and their density equivalents: <br />Suffix Numbers (examples) Density Rangy <br />15 Maximum density of 5 dwelling units per net <br />acre; no minimum density. <br />15 -10 Minimum density of 5 dwelling units per net <br />acre, maximum density of 14 dwelling units <br />per net acre. <br />Previously established suffixes described in terms of the maximum allowed dwelling <br />units per gross acre shall hereafter be described as the maximum allowed dwelling <br />units per net acre.
