(See Figure 9.0500 Vision Clearance Area). Vision clearance areas shall be kept <br />free of all visual obstructions from 2 %2 feet to 9 feet above the curb line. Where <br />curbs are absent, the crown of adjacent streets shall be used as the reference point. <br />These vision clearance requirements maybe adjusted if consistent with the criteria of <br />EC 9.8030(11) of this land use code. <br />Standards for Streets, Alleys, and Other Public Ways <br />9.6800 Purpose of Standards for Streets Al.le s and other Public . Sections <br />9.6800 through 9.6865 establish standards for the dedication, design and location of <br />public ways to address the purpose of this land use code contained in EC 9.0020 <br />P <br />9.6805 Dedication of Public ways As a condition of any development, the city may require <br />dedication of public ways for bicycle and/or pedestrian use as well as for streets and <br />alleys, provided the city males findings to demonstrate consistency with <br />constitutional requirements. The public ways to be dedicated to the public by the <br />applicant shall be of such design and location as necessary to facilitate provision for <br />the transportation and access needs of the community and subject property according <br />to EC 9.0020 PpMose. <br />9.5810 Block Len, . Block length for local streets shall not exceed 600 feet, unless the <br />developer demonstrates that a block length must be greater than 600 feet because of <br />the existence of one or more of the following conditions: <br />(1) Physical conditions preclude a block length 600 feet or less. Such conditions <br />may include, but are not limited to, topography or the existence of natural <br />resource areas such as wetlands, ponds, streams, channels, rivers, lakes or <br />upland wildlife habitat area, or a resource on the National Wetland Inventory or <br />under protection by state or federal law. <br />(2) Buildings or other existing development on adjacent lands, including previously <br />subdivided but vacant lots or parcels, physically preclude a block length 600 feet <br />or less, considering the potential for redevelopment. <br />(3) An existing public street or streets terminating at the boundary of the <br />development site have a block length exceeding 600 feet, or are situated such <br />that the extension of the street(s) into the development site would create a block <br />length exceeding 600 feet.
