(i) The name and telephone number of a city contact person. <br />(j) A brief summary of the local decision making process for the decision <br />being made. <br />(4) If the application under review is for a conditional use permit, planned unit <br />development tentative plan, Willamette River Greenway permit, or zone change, <br />the notice shall be posted in at least 3 locations within. 500 feet of the perimeter <br />of the subject property. Additionally, at least 1 freestanding sign at least 12 <br />square feet in area for 1 face, or at least 24 square feet in area for 2 or more <br />faces shall be installed on the subject property. <br />9.7320 Investigation and Report At least 7 days prior to the public hearing the city shall <br />submit the staff report to the hearings official or historic review board and make it <br />available to the public upon request. A copy shall be mailed or delivered to the <br />applicant at the time it is delivered to the hearings official or historic review board. <br />9.7325 Public Hearing Conduct and .Procedures Unless otherwise provided in this land <br />use code, the public hearing shall be conducted in accordance with the quasi - judicial <br />hearing procedures of State law and as set forth in EC 9.7065 through 9.7095. <br />9.7330 Decision Unless the applicant agrees to a longer time period, within 15 days <br />following the close of the record, the hearings official or historic review board shall <br />approve, approve with conditions, or deny a Type III application. The decision shall <br />be based upon and be accompanied by findings that explain the criteria and standards <br />considered relevant to the decision, states the facts relied upon in rendering the <br />decision and explains the justification for the decision based upon the criteria, <br />standards and facts set forth. <br />9.7335 Notice of Decision <br />(1) Within 5 days after the hearings official or historic review board renders a <br />decision, the city shall mail notice of the decision to the following: <br />(a) Applicant. <br />(b) Owner of the subject property. <br />(c) Neighborhood group or community organization officially recognized by <br />the city that includes the area of the subject property. <br />(d) Any group or individual who provided written or oral testimony prior to <br />the close of the public comment period. <br />(e) For Willamette Greenway penni.ts, to the Oregon Department of <br />Transportation. <br />(2) The notice shall include the following: <br />-(a) A summary of the decision. <br />(b) An explanation of the appeal rights. <br />(3) Unless appealed pursuant to EC 9.7655 Filing of Appeal of Initial Decision_b� <br />Hearin as Official or Historic Review Board, the decision is final on the 13� day <br />Ordinance - 299 <br />
