areas contain significant amounts of proposed low and medium - density <br />residential development. <br />Policy 6 (III -B -5): Increase the amount of undeveloped land zoned for light <br />industrial and commercial uses correlating the effective supply in terms of <br />suitability and availability with the projections of demand. <br />The Plan proposes to expand the existing Coburg- Crescent Special Light <br />Industrial area by approximately 80 acres and to reduce the amount of <br />light- medium industrial in the Chase Gardens area by approximately 70 <br />acres. The Plan also proposes increasing the supply of land designated <br />for General Commercial purposes by approximately 30 acres in recognition <br />of existing uses on the land, and by increasing the supply of land des- <br />ignated for Neighborhood Commercial uses by approximately 35 acres. <br />Policy 8 (III -B -5): Encourage the improvement of the appearance of existing <br />industrial areas, as well as their ability to serve the needs of existing and <br />potential light industrial development. <br />The Plan contains policies to require industrial development in the <br />Coburg- Crescent Special Light Industrial area to comply with Industrial <br />Development Standards adopted for that area. <br />Policy 13 (IIi -B -5): Encourage compatibility between industrially zoned <br />lands and adjacent areas in local planning programs. <br />See explanation immediately above for Policy 8, (iii -B -5). <br />Policy 15 (III -B -5): Encourage the development of transportation facilities <br />which would improve access to industrial and commercial areas and improve <br />freight movement capabilities by implementing the policies and projects in <br />the ... TransPlan... <br />The Plan proposes improvements to the street system in the Coburg -Cres- <br />cent area and in the North Delta Highway area which should improve ac- <br />cess to existing and future industrial and commercial developments in <br />those areas. <br />Policy 17 (III -B -6): Reserve several areas within the urban growth boundary <br />for large - scale, campus -type, light manufacturing uses. <br />The Plan proposes expansion of one of those areas (Coburg- Crescent Spe- <br />cial Light Industrial Area) by approximately 80 acres. <br />-4- <br />
