The properties are zoned R-4 (High-Rise <br /> Residential). If the florist business is discontinued, the site is appropriate for <br /> high-density residential uses, but site review procedures should be attached <br /> to protect and buffer Iow-density residential uses next to and across the <br /> street from this area. <br /> <br /> Professional/Office (S) <br /> <br /> This site is currently owned by the State Department of Transportation and <br /> contains the East Eugene drive test center for the Department of Motor <br /> Vehicles (DMV). Should the DMV leave this site, it is appropriate for office or <br /> professional uses to locate there. Access will continue to be taken from <br /> Walnut Street. <br /> <br /> Park/Open Space (P) <br /> <br /> This designation recognizes the existing Fairmount Park. It should continue <br /> in park use in the future. <br /> <br /> Institutional (I) <br /> <br /> The institutional area contains a number of uses including automobile <br /> parking, residence halls, various University office and uses, a fire station, <br /> and Agate Hall. The entire area is owned by the University (State Board of <br /> Higher Education) with the exception of 2 privately owned residential lots. Ali <br /> University related uses are allowed in this area. <br /> <br /> Limited Hiqh Density Residential/Limited Institutional (LHDR/LI). <br /> <br /> This area serves as a transition between the more intensive institutional uses <br /> to the west and north and the Iow density residential development to the east <br /> and south. Future uses include university housing (excluding dorms) and <br /> support services such as offices, outdoor recreation uses, storage, parking, <br /> and open space. Development will be regulated by the Eugene Code, <br /> including an East Campus Overlay Zone where it has been applied, <br /> specifying special development standards for this area, and by the <br /> University's East Campus Policies (see East Campus Policy adopted by the <br /> University for detail). <br /> <br /> Commercial (C) <br /> <br />Ordinance <br /> <br /> <br />
