The boundaries represent the stu area for <br />the plan and may need to be adjusted as the implementation tools for the district are <br />developed. <br />Heights and Stepbacks <br />The numerals overlaid <br />on the Places for <br />Business and Living map <br />represent the number <br />of stories for buildings in <br />the locations and uses <br />shown on the map. <br />Some blocks are split <br />with a heavy dashed <br />line indicating a change <br />in building height as <br />the site transitions to <br />a different intensity <br />use. For example, <br />Apartment /Condos <br />along Portland Street <br />are shown at five <br />stories next to Mixed <br />Use development and <br />transition to three stories <br />along the street near <br />Single Family Options/ <br />Row House. The lighter <br />dashed lines shown near <br />the streets represent a <br />"stepback" in building <br />height to create a <br />lower scale building <br />height along the street, <br />allowing more light <br />and air and views, and <br />stepping back to taller <br />heights away from the <br />street. <br />30 ■ City of Eugene <br />
