Exhibit 4 <br />(c) Outdoor lighting in the S -DR /CL subdistrict shall conform to standards <br />specified at EC 9.6725(8)(a) — Low Ambient. <br />(12) Delivery and Loading Areas. All delivery and loading areas in the S -DR /MU <br />subdistrict shall meet the following standards. <br />(a) Maneuvering and circulation related to delivery and loading is not permitted <br />between the street and the portion of a building used to comply with building <br />setback requirements. <br />(b) All loading spaces shall be off the street, shall be in addition to required motor <br />vehicle parking spaces, and shall be served by service drives, alleys, private <br />accessways, or maneuvering areas so that no backward movement or other <br />vehicle maneuvering within a street will be required. <br />(c) All off - street loading spaces shall be on interior service courts, alleys, or <br />screened from view from all adjacent property lines according to EC 9.6210(4) <br />High Wall Landscape Standards (L -4). <br />(d) The above standards do not apply to development in the S- DR /MU /1 overlay <br />subdistrict. <br />(13) Signs. Signs shall conform to standards specified at EC 9.6670 Central <br />Commercial. <br />(14) Pedestrian Circulation. The provisions of EC 9.6730(3)(c) do not apply within the <br />S -DR Zone. <br />(15) Structured Parking. One percent of the total cost of the structure must be used to <br />include public art as a component of the parking structure. Public art used to <br />comply with this standard shall be located on the exterior of the parking structure. <br />Compliance with this standard shall be demonstrated at the time of building permit. <br />(16) View Corridor Requirements. To ensure that development provides view corridors <br />in those areas identified on Figure 4 -4 of the Downtown Riverfront Specific Area <br />Plan, in addition to compliance with other applicable standards of the S -DR Zone, <br />development shall comply with the following: <br />(a) Sky- bridges, pedestrian walkways, and similar elements that connect <br />buildings are permitted encroachments within view corridors. <br />(b) Permitted encroachments shall be consistent with the minimum dimensions <br />shown in Figure 9.3155(1) S -DR Zone Encroachments. <br />(17) Prior Developed Areas. The standards and requirements at EC 9.4900 through <br />EC 9.4980 do not apply to prior developed areas pursuant to EC 9.4920(5) as <br />identified on Exhibit 9 (Ordinance No. [reference]) that remain consistent with the <br />Downtown Riverfront Specific Area Plan. <br />
