Larson Property <br />Traffic Impact Study Page 3 <br /> <br /> b. Existing Land Uses <br /> <br />The Larson property is currently vacant. Under the existing residential zoning, R- 1, the maximum- <br />number of dwelling units for the property, given a maximum density allowed by Code of 14 lots/acre, is <br />19 lots. Due to the power line easements along the north and south property lines, it is doubtful that 19 <br />units could be sited on the property unless they were situated in a mobile home park. <br /> <br />The properties to the west and south of the Larson property across Laurel Hill Drive and Moon Mountain <br />Drive are also vacant, Residential zoning and land uses exist to the northwest and southwest of the site <br />on those streets. A large residential subdivision, Son Blaze Village, is currently being developed <br />approximately 3000 feet to the south on Laurel Hill Drive. Future phases of this development will <br />construct a roadway extending Glenwood Blvd. to the south, Brackenfern Drive, serving traffic from this <br />development. Between Moon Mountain Drive and the Son Blaze development are commercially zoned <br />properties (Larson/Furtik properties) that are also currently vacant. <br /> <br />East of the site and south of Glenwood Drive are commercial zones (C-2) and residential zones (PA) that <br />are partially developed. Current commercial properties on Glenwood Drive east of the Southbound I-5 <br />Ramps intersection are a service station, and a high turn-over sit-down restaurant. <br /> <br />2. Existing Traffic Conditions <br /> a. Area Roadway System <br /> <br />Glenwood Boulevard is listed as a minor arterial by ODOT running north-south between Franklin <br />Boulevard and the Glenwood Interchange, ending at Glenwood Drive. The roadway in the study area <br />consists of two travel lanes with shoulders. There are no curbs or sidewalks in the study area. The <br />posted speed in the study area is 45 MPH. The I-5 interchange area on Glenwood Blvd., extending from. <br />the intersection with the northbound ramps to the intersection with Glenwood Drive/Moon Mountain <br />Drive are under ODOT jurisdiction. North of the interchange Glenwood Blvd. is in the City of <br />Springfield's jurisdiction. Both the northbound off-ramp and Glenwood Drive are controlled by STOP <br />signs at the Glenwood Blvd. intersections. Right turns without stopping are allowed on westbound <br />Glenwood Drive. <br /> <br />Glenwood Drive is a local road extending east from Glenwood Blvd. The roadway consists of two travel <br />lanes with shoulders and no curbs or sidewalks. Approximately 300 feet east of Glenwood Blvd. is the <br />intersection with the southbound I-5 ramps. The roadway between these intersections is part of the <br />interchange area and is also under ODOT jurisdiction. The roadway continues east serving a small <br />commercial area and some residences. The s6uthbound I-5 off ramp is controlled by a STOP sign with <br />right turns permitted without stopping. Westbound Glenwood Drive is also controlled by a STOP sign. <br /> <br />Moon Mountain Drive is a local city street running south and then west from the Glenwood <br />Blvd./Glenwood Drive intersection.
