Larson Property
Traffic Impact Study Page 7

2. Larson prOperty Traffic
a. Trip Generation

The trip generation computations for the Larson property were made using the Sixth Edition of the
Institute of Transportation Engineers' Trip Generation Manual. The intent of the plan amendment and
zone change is to obtain the appropriate designations to develop a hotel or motel on the site. Without the
changes, the current zoning will allow up to 19 dwelling units on the property, most likely developed as a
mobile home park.. Land Use codes 240 - Mobile Home Park, 310 - Hotel, and 320 - Motel were
investigated to generate trips for this property. The table below shows the potential trip generation for
the property for the proposed and existing zoning..

Table 3: Trip Generation for Lars0n Property
Period: Average Weekday Traffic

Facility (ITE Code) Size Units Rate Trips %In %Out Trips In Trips Out
Hotel (310) 65 1000 Sq.
