4.05 CITY ENGINEERING SERVICES <br />The City will review all construction plans and project documents for compliance with <br />applicable requirements; provide consultation with, and research for, the applicant, Project <br />Engineer, Owner and/or Developer; permit approved construction plans; inspect all <br />construction and perform acceptance testing; and provide other engineering services <br />necessary to complete the project work defined in the Engineering & Construction <br />Agreement. <br />The City will invoice the PEP[ applicant (Owner/Developer) monthly for all costs incurred by <br />the City to complete the proposed public improvement project. <br />4.06 PRIVATE ENGINEERING SERVICES <br />In order to comply with applicable requirements, the Project Engineer's contract with the <br />Owner/Developer should consider the following services: <br />1. Surveying sufficient to prepare construction plans, construction staking, and post - <br />construction monumentation; <br />2. Preparing construction drawings, specifications, and as -constructs with final field <br />measures and elevations in accordance with City standards; and, <br />3. Serving as the project liaison between the Owner/Developer, Contractor, subcontractors, <br />and the City. <br />4.07 CONCURRENT PLANNING APPLICATIONS <br />If the public improvements are associated with a development that has pending land use <br />application(s), PEPI plan approval and permit issuance are dependent on the following: <br />• If the land use application is a subdivision or partition, the Engineering and Construction <br />Agreement and improvement plans will not be accepted until the tentative plan has been <br />approved. Until the final plat application is, submitted, only one review of the <br />improvement plans will occur. Construction plans will be approved when the construction <br />plans are compliant with the final plat. A copy of the final site plans must be provided and <br />attached for informational purposes to the construction drawings. Signed right-of-way <br />deeds and/or easement deeds may be required by the City in -lieu of the final plat <br />approval to allow construction during the dry season. <br />• If the land use application is a Site Review or Conditional Use Permit, concurrence from <br />the Planning Division is required prior to construction plan approval. Prior to approving <br />the construction plans, a copy of the approved final site plans must be provided so that <br />Public Improvement Design Standards Manual, 2016 Page 4-7 <br />
