<br />);- Include in our refinement plan application before you, we have <br />voluntarilv restricted the size and height of any building to be built <br />within the community center to insure no "Big Box" stores can be <br />placed here or have building heights out of scale with the abutting <br />neighbors. <br /> <br />);- We have incorporated within our development, a gathering area for <br />visitors to the center that will memorialize the history of the school <br />and surrounding area. The school district salvaged various <br />architectural elements off the old school and has made them <br />available to us to include in this area. <br /> <br />>- We are incorporation pedestrian friendly shopping streets within our <br />development to create a sense of community with our buildings and <br />to get away from a "Strip Mall" look with a sea of asphalt before it. <br /> <br />)- In conjunction with our designers, we have developed an attractive <br />landscape design the will create tree lined shopping streets, <br />landscape zones within the parking areas to soften and shade these <br />areas and design features to hide some of the "behind the scene" <br />elements common to retail centers. <br /> <br />);- Our housing element is part and parcel to our application. We plan to <br />construct these units to add to the existing higher density housing on <br />Green Lane that will benefit by its close proximity to this shopping <br />area. <br /> <br />y The city staff was very up front about the traffic concerns in and <br />around this site. Prior to acquiring the site, we knew the City would <br />require us to dedicate land along Hunsaker Lane, require us to do <br />improvements to Hansaker Lane and improve the signalization at <br />River Road and Hunsaker. We were also told that access to River <br />Road would be restricted; minimize any traffic impact there. Although <br />the City had no requirements concerning improvements to Green <br />Lane, we see a benefit to improving our portions of this street into the <br />same shopping street design, if allowed. <br />
