Rezone to C-3P, SE corner 11th and City View, Hamilton - Recommended by Planning <br />Commission to allow trailer rental storage in connection with existing service <br />station, subject to the condition that a fence, wall, or hedge of not less than <br />three feet and not more than six feet be located along the south property line <br />of Lot 2, Conger Subdivision, whith abuts the RA Outer Residential District. <br />Mrs. Lauris moved seconded by Dr: Purdy to approve rezoning, Motion carried, <br /> <br />I <br /> <br />Charles Porter, representing Bhurl Hamilton, requested permission to delay construction of the re- <br />quired fence, hedge, or wall until such time as residential development of the adjacent property <br />commences, He said Mr. Hamilton feels the adjacent property will never be developed as residential <br />property, and that Miles. Motion carried. <br /> <br />5 <br /> <br />c, Rezone C-2 and R-3G, NE and SE corners Coburg and Adkins, Adkins - The Planning <br />Commission recommended denial. It was explained the Commission does not want <br />to extend commercial zoning all along Coburg Road into a strip along the entire <br />road and that commercial areas should be clustered, Mr. Camarot, representative <br />for Clair Adkins, stated that because of increased traffic and commercial develop- <br />ment in the area, the property directly adjacent to Coburg Road is no longer suit- <br />able for residential development, Mrs. Niven commented that the FHA does not ap- <br />prove of direct access to residential property from arterial roads, She further <br />mentioned the possibility of a planned unit development. Vincent Farina, president <br />of the Eugene Planning Commission, stated the Commission looks at the area as a <br />whole when considering zoning changes, that enough commercial zoning already <br />exists to serve the neighborhood and that continuation of "bits andpieces" zoning <br />is not desirable if the comprehensive zoning plan recently adopted is adhered to. <br />Dr, Purdy moved seconded by Mr. Anderson to uphold the recommendation of the <br />Planning Commission. Motion carried, Mrs. Lauris voting no. <br /> <br />I <br /> <br />e <br /> <br />Dr. Purdy moved seconded by Mr. Anderson to approve Item 5c of the Committee report. <br /> <br />Henry Camarot, representing Clair Adkins, requested permission to withdraw the rezoning petition. He <br />cited the regulation that prohibits re-application for rezoning with six months after denial, explain- <br />ing there is a possibility his client would want to bring the rezoning petition back within six months, <br /> <br />Dr. Purdy moved seconded by Mr. Anderson to approve withdrawal of the petition. Motion carried. <br /> <br />6 <br /> <br />d, Rezone to C-2 PD, R-3G PD, and R-l PD north of Goodpasture Island Road east of <br />Delta Highway, Knutson - Planning Commission recommended denial of this request, <br />Dr, Purdy moved seconded by Mrs. Hayward to uphold Planning Commission. Motion <br />carried. <br /> <br />I <br /> <br />Dr. Purdy moved seconded by Mr. -Anderson to approve Item 5d of the Committee report. Motion carried. <br /> <br />7 <br /> <br />e, Parking Prohibition, Willamette between 24th and 29th - The Planning Commission <br />recommended approval of a request from the Traffic Engineer to prohibit parking <br />on Willamette Street between 24th and 29th Avenues in order to increase the number <br />of traffic lanes.
