Mr. <br />Chenkin replied that four units per acre in a cluster subdivision <br />would be the limit, that under PUD procedures, 7.26 units per acre <br />were allowed. He noted that under either condition, review plans <br />would have to be compatible with the surrounding area. Mr. Bradley <br />. noted a concern with the density, saying that with an RA zone, there <br />could be up to ten units per acre, but with the SR zoning, it would <br />be limited to four units per acre. Mr. Chenkin replied that the 7.26 <br />per acre limit was a theoretical one, when in reality it would most <br />likely be four units per acre. <br /> <br />e <br /> <br />Vote was taken on the amendment to the motion which carried <br />unanimously, with all Council members present voting aye. <br /> <br />Mr. Bradley moved to amend the motion to include SR Site Review <br />to make the subdivision more compatible with the area and impose <br />a four-acre per unit limit. Motion died for lack of a second. <br /> <br />Vote was taken on the main motion which passed with all members <br />present voting aye, except Mr. Bradley voting no. Lacking <br />unanimous consent, the bill was held over for second reading <br />to May 9, 1977. <br /> <br />I-A-4 <br /> <br />2~ Located north of Willakenzie Road and west of Coburg Road <br />(Knutson/Olson) (Z 77-3) from RA to RP-SR. <br />Manager noted Planning Commission at its March 1, 1977 meeting <br />recommended approval of the zone change. Jim Croteau, Planning <br />Department, said the location had been part of an overall de- <br />velopment considered by the City Council since 1969, with PUD <br />procedures and multiple-family residences in the area. He noted <br />the request for deletion of the PUD procedures and substitute <br />SR as a proper procedure. The surrounding land use included <br />apartments, a radio station, a Dairy Queen restaurant, and a <br />shopping center. <br /> <br />e <br /> <br />No ex parte contacts or conflicts of interest were declared by <br />Council members. Planning Commission Staff Notes and minutes <br />of March 1, 1977 were received as part of the record. <br /> <br />Public hearing was held with no public testimony presented. <br /> <br />C.B. 1459--Rezoning from RA to RP-SR with Site Review Procedures, <br />property located north of Willakenzie Road and west of <br />Coburg Road was read by council bill number and title <br />only, there being no Council member present requesting <br />that it be read in full. <br /> <br />Mr. Hamel moved, seconded by Mr. Williams, that the findings <br />supporting the rezoning as set out in Planning Commission <br />Staff Notes and minutes of March 1, 1977 be adopted by reference <br />thereto; that the bill be read the second time by council bill <br />number only, with unanimous consent of the Council; and that <br />enactment be considered at this time.
