Findings: <br />~ } Residential Policy j 2.0 allows for rezoning of up to 3 acres of vacant land, and certain <br />historic properties, in the MDR designated area east of Game Farrn Road South to <br />neighborhood commercial iNC1 under certain conditions. <br />Policy 111-A-622}: Develop economic incentives, such as density bonuses, for builders and developers <br />who provide amenities or specialized housing that benefit the metropolitan area, such as <br />housing for low and moderate income households. <br />Findings: <br />1y Residential Policy '(fi.o provides assistance, density bonuses, and potential economic <br />incentives far hausing developers that pravide housing opportunities for low and <br />moderate income residents as part of their overall development. <br />Policy Ill-A-7130}: Encourage higher density residential development near industrial and commercial <br />centers throughout the metropolitan area. <br />Findings: <br />1} Maintaining the MDR Metro Plan designation and zoning on the entire X84-acre area <br />east of Game Farm Road South (AS RECOMMENDED IN THE SPRINGFIELD PLANNING <br />C4MMiSSION CHANGES}, retains the opportunity to achieve higher density <br />development near a growing commercial and industrial center. <br />Economic Element 111-B <br />Policy 111-B-5 ~8}: Encourage the improvement of the appearance of existing industrial areas, as well <br />as their ability to serve the needs of existing and potential light industrial development. <br />Findings; <br />1 } Industrial Policy i .4 provides for improved appearance of certain industrial areas <br />through increased emphasis on code enforcement and through standards to be <br />implemented through the site plan review process. <br />2} Industrial Policies 7.Q and 9.4 encourage improved appearance of the "McKenzie- <br />Gateway" special light industrial 4SL1} site, and include provisions to ensure that the <br />site is attractive to Tight, campus-type industrial development. <br />3 <br />
