4} Parks. Permitted uses are based on these broad land use classifications as listed below. <br />Areas Desi Hated for Low and Medium Densi Residential. Permitted uses for <br />residential architecture shall ensure the retention of the historic architecture, outbuildin s <br />. .. .. g <br />and s~gnuficant landscape features as specified ~n the historic landmark designation. The <br />allowable uses are: Single Family Dwellings, Duplexes, Multi-Family Units, home <br />occupations, and bed and breakfast facilities. <br />Areas Desi Hated for Nei hborhood Commercial. Some houses in the district are <br />now used for commercial purposes. Permitted uses shall allow the conversion of commercial <br />back to residential when it relates to historic residential architecture, including; sin le famil <br />g Y <br />dwellings, duplexes and multi-family urnts. Commercial uses shall conform to the C-1 <br />Neighborhood Commercial District and C-2 General Commercial District as set forth in the <br />Eugene Code, 197 ~ , The exceptions to these permitted uses include allowance of -2 Li htW <br />. g <br />Medium Industrial uses as set forth in the Eugene Code, 1971 for Assessor Map 17-04-25-4 <br />4, Tax Lots 414o and 4aoo, and the following exceptions; <br />Amateur radio antenna structure <br />Automobile sales <br />Blood banks <br />Bowling alleys <br />Car washes <br />Electrical substations <br />Fire stations <br />Hotels <br />Liquor stores, package <br />Marine sales with service <br />Parking area, public <br />Parking garages, private and. public <br />Recreational vehicle and tent parks <br />Recreational vehicle saleslservice <br />Service stations, minor and major repair <br />Skating rinks, indoors <br />Storage facilities, householdlconsumer goods, enclosed and outside <br />Truck, light, saleslrentallservice <br />Areas Desi Hated for Mixed Uses. The district has always been characterized by <br />mixed use, and mixed uses shall be encouraged in the future. Permitted uses shall conform <br />to the uses outlined under the residential and commercial use sections and small-scale light- <br />medium industrial uses as permitted in the I-2 District when compatible to the historic <br />character of a property. <br />Areas Desi Hated for Park and D en S ace. Scobert Park is significant for its <br />association with the rural landscape that existed along Blair Boulevard during the historic <br />period. The park shall be retained as a significant landscape feature of the district.
