Design and Mixed Use3 <br />Findin s <br />23. Mixed use development presidential with commercial or office} has the potential to <br />reduce impacts on the transportation system by minimizing ar eliminating automobile <br />trips. <br />24, Mixed use may be seen as a threat to predominantly residential development. Standards <br />on siting and use and design review are seen as ways to mitigate negative impacts. <br />25. In-home business and telecommuting are becoming more common. The market for <br />combining home and office uses will continue to increase, <br />2~. while people generally are open to the concept of higher density, they are still concerned <br />about how density will affect their neighborhood in terms of design, increased traffic, and <br />activity. With higher densities, people need more local parks and open space. <br />27. The metropolitan area enjoys a wide variety of open spaces, natural areas, and livable <br />neighborhoods. As density increases, design and landscaping standards and guidelines <br />may be necessary to maintain community livability and aesthetics, as well as making <br />density more acceptable. <br />Policies <br />A.22 Expand opportunities for a mix of uses in newly developing areas and existing <br />neighborhoods through local zoning and development regulations. <br />A.23 Reduce impacts of higher density residential and mixed use development on surrounding <br />uses by considering site, landscape, and architectural design standards or guidelines in <br />local zoning and development regulations. <br />A.24 Consider adopting or modifying local zoning and development regulations to provide a <br />discretionary design review process or clear and objective design standards, in order to <br />address issues of compatibility, aesthetics, open space, and other community concerns. <br />Existing Housing Supply and Neighborhoods <br />F din„~,~s <br />28, Accommodating residential growth within the current urban growth boundary encourages <br />3Mixed Use: A building, project or area of development that contains at least two different land uses such as housing, retail, and <br />office uses <br />
