Pol,i,gy~: Investigate and, when advisable, implement mixed <br />use zoning, particularly in established neighborhoods where <br />compatible and functional mixes already exist VIII-A-6y. <br />Policy zi: Encourage a mixture of dwelling unit types in <br />appropriate areas VIII-A-6~. <br />,,,Policy 34: Encourage higher-density residential development <br />near industrial and commercial centers throughout the <br />metropolitan area VIII-A-7}. <br />The mixed-use areas recognized by the proposed amendment will allow <br />for mixed-use zoning to be considered in portions of the Glenwood <br />area. <br />Preservation of the existing mobile home park in the Amendment <br />1 area as well as support for the other mobile home parks in <br />Amendment areas 3 and 4 further support Policy 2l. <br />Finally, Glenwood is an industrial center which will be <br />growing in additional job opportunities in the future. The medium- <br />density residential uses allowed in the mixed-use area will help <br />provide additional housing opportunities close to these employment <br />area , <br />The following policies in the Economic Element of the Metro <br />Plan support Amendments 3, 4, and 5: <br />Polio 7: Encourage industrial park development, including <br />areas for warehousing and distributive industries and research <br />and development activities VIII-B-S~. <br />P liC,,y 14: Utilize processes and local controls which <br />encourage retention of large parcels or consolidation of small <br />parcels of industrially or commercially zoned land to <br />facilitate their use or reuse in a comprehensive rather than <br />piecemeal fashion VIII-B-5}. <br />Both mixed use Amendment areas 3 and 4 encourage the creation of <br />industrial and business parks. Implementation strategies within <br />the text for the Amendment 5 area protect these sites from being <br />divided into smaller parcels. <br />The Willamette River Greenway Element of the Metro Plan has <br />several policies pertinent to Amendment areas 3 and 4~ <br />Polio ~: New industrial development that locates along the <br />Willamette and McKenzie Rivers shall enhance natural, scenic, <br />and environmental qualities VIII-D-4~. <br />Folic 8: Within the framework of mandatory statewide <br />Exhibit A - 5 <br />
