<br />Preservation of the existing mobile home park in the Central Residential <br />area as well as support for the other mobile home parks in the mixed-:use <br />areas further support Policy ZI. <br />An implementation strategy within the Central Residential Area directs the <br />City to adopt methods to allow for mobile homes on individual lots. <br />Finally, Glenwood i s an i ndustri a1 center which wi 11 be growing i n additional <br />job opportunities in the future, The medium-density residential uses allowed <br />~n the mixed-use areas will help provide additional housing opportunities <br />close to these employment areas. <br />The,following~policies in the Economic Element of the Metro Plan are support- <br />ed ~n the refinement plan: <br />Palic 5: Provide existing industrial activities sufficient land for <br />future expansion VIII-B-5}. <br />Pal i c l : Encourage industrial park development, including areas for <br />warehaus~ng and d~str~butive industries and research and development <br />activities VIII-B-5}. <br />Polic 8: Encourage the improvement of the appearance of existing <br />industrial areas, as well as their ability to serve the needs of exist- <br />ing and potential light industrial development VIII-B-5}. <br />Palic I3: Encourage compatibi]ity between industrially zoned lands and <br />adjacent areas in local planning programs ~ZII-B-S}. <br />Palic I4: Utilize processes and local controls which encourage reten- <br />tion of large parcels or consolidation of small parcels of industrially <br />or commercially zoned land to facilitate their use or reuse in a com- <br />prehensive rather than piecemeal fashion VIII-B-5}. <br />The refinement plan provides a great deal of light-medium industrially desi - <br />nated ro ert whi ~ ~ ~ ~ g <br />p p y ch would allow for the expansion of ex~st~ng ~ndustr~es. <br />Both mixed-use areas along the river encourage the creation of industrial and <br />business parks. <br />Site review procedures provided for in the refinement plan will encourage the <br />improvement of the appearance of existing industrial areas, especially along <br />Frankl i n Boulevard. These procedures wi 11 also encourage compatibility <br />between industrially zoned land and adjacent residential areas, Implementa- <br />tion strategies within the text for the Glenwood Boulevard/llth avenue Indus- <br />trial area protect these sites from being divided into smaller parcels. <br />The Willamette River Greenway Element of the Metro P1 an has several olicies <br />P <br />pertinent to the portions of Glenwood along tha river <br />Policy 6: New industrial development that 1 ocates a1 ang the Wi l 1 amette <br />and McKenzie rivers shall enhance natural, scenic, and environmental <br />qualities VIII-D-4}. <br />6 - Exhibit C <br />
