That yard <br />shall be landscaped and maintained as prescribed in section 9.544. <br />~2} Commercial: <br />~a} Except as provided in section 9.532 to 9.574, all lots <br />or development sites in the C-1, C-4 and GO districts shall have <br />a front yard of not less than 10 feet, Said yard shall be land- <br />scaped and maintained. <br />Section 12. Subsections ~1}~a}, ~2}(a}, and ~4} of Section 9.542 of <br />the Eugene Code, 1971, are hereby amended to read and provide:. <br />9.542 Interior Yards. <br />~1} Residential: <br />~a} All lots or development sites in the AG, RA, R-1, R-2, <br />R-3, R-4, and RG districts shall have interior yards of not less <br />than 10 feet between the buildings, without regard as to the loca~ <br />ti an of the property 1 i ne, or no i nteri ar yards required i f the <br />buildings abut or have a common wall, except where a utility ease- <br />ment is recorded adjacent to an interior lot line, in which event <br />there shall be an interior yard no less than the width of the <br />easement. <br />~2} Commercial: <br />~a} All lots or development sites in the C-1, C-2, C-4 and <br />GO districts have no interior yards required where said lots or <br />development sites abut property lines of commercially or industria1- <br />ly zoned property. I~hen interior 1 of 1 i nes of said districts are <br />common with property zoned residentally, interior yards of not less <br />than 10 feet shat l be required opposite the residential districts, <br />Those yards shall be screened from the residential district proper- <br />ties, when they are occupied by residential uses, by a six to <br />eight feet high at least 75 percent site-obscuring fence, wail, or <br />vegetation. <br />~4} PL. 1n addition to solar radiation protection requirements <br />in section 9.534, all buildings and additions constructed after September <br />8, 1982 shall have required interior yards as follows: <br />PL Building or Addition Height Minimum Required Interior Yards <br />15 feet--------_-.._-------- 10 feet <br />liver 15 feet --------------~---- 15 feet <br />then a required interior yard is used for parking or storage and is next to <br />a residential district parcel occupied by a dwelling, it must be screened <br />with year-round site obscuring vegetation or separated from the residential <br />parcel by a site obscuring six to eight foot high fence or wall, except the <br />provisions of section 9.544~d} shall apply. <br />Ordinance - 17 <br />
