~az~f <br />Office District regulations are primarily intended to pravi de for <br />small to medium-sized office buildings, often in transitional locations be- <br />tween residential and commercial uses. Developments must be compatible with <br />nearby residential uses in terms of scale, bulk, building and parking cover- <br />age, traffic generation, and other external factors. This district also <br />encourages a compatible mix of dwellings and offices on the same or adjacent <br />properties. <br />Commercial Districts <br />Descri bons and Pur oses <br />9.40 C-1 Nei hborhood Commercial District. C-~ Neighborhood Commercial <br />District regulations are primarily intended to serve the day-to- <br />day needs of a small support population, typically an adjacent residential <br />neighborhood. Uses may occur independently on individual lots or parcels or <br />as a cluster of small scale uses, but they often associate with a supermarket <br />as the principal use in combination with a cluster of complimentary conven- <br />ience and personal service establishments sharing common arkin facililties. <br />p 9 <br />This district can also provide for housing when combined with commercial uses <br />ar structures on the same development site. A select list of uses not neces- <br />sarily oriented to daily consumer needs, but similar in size and external <br />operating character to convenience commercial and personal service uses, <br />are also included in the C-~ District, <br />9.420 C-2 General Commercial District. C-2 General Commercial District <br />regulations are primarily .intended to provide a wide range of pur- <br />chaser goads and respond to entertainment, office, and service needs for a <br />support population smaller than that of the metropolitan area, but larger <br />than that of a neighborhood. Housing combined with commercial uses or struc- <br />tures on the same development site is also permitted in this district. Es- <br />tablishments may occur independently on individual lots or parcels, but are <br />usually adjacent to other commercial uses. They may also locate in clusters <br />that share parking facilities and other common areas. <br />8.434 C-3 Major <br />Commercial District. C-3 Major Commercial District regu- <br />lations are primarily intended to provide a side range of purchaser <br />goods, educational opportunities, entertainment, offices, travel accomoda- <br />tions, and services that attract people from the entire metropolitan area, <br />Lane County, and adjacent counties. The application of this district is <br />therefore limited to: <br />~a~ The central business district and <br />fib} Regional shopping center locations with: <br />~ . A total of at least 300,000 square feet of gross <br />floor area in retail sales, offices, and related uses normally <br />associated with retail sales, and <br />3.
