~d} Natural mineral resources, development of,
<br />together with the necessary buildings, apparatus, or
<br />appurtenances thereto, including but not limited to
<br />rock, sand, gravel and mineral dredging, processing
<br />and stockpiling, top soil, removal, and all types of
<br />mineral recovery or mining, excluding smelters and
<br />ore reduction.
<br />~2} Upon finding that the following proposed use is
<br />dependent on or at least provides a direct service to people
<br />engaged in industrial uses, the hearings official may grant a
<br />conditional use permit for any of the following buildings and
<br />uses in accordance with the procedures set forth in sections
<br />9.696 to 9.722:
<br />~a } Banks .
<br />~c} Barber shops.
<br />~a} Beauty shops,
<br />fie} Building maintenance.
<br />~f} Convenience grocery stores with a
<br />maximum of 2, 640 square feet.
<br />fig} Parking areas, public.
<br />~h} Parking garages, public.
<br />1 Restaurants.
<br />~_j} Service stations.
<br />Buildings and uses existing as of ~'anuary 27, 1952 are exempt
<br />from sections 9.612 to 9.626 pertaining to non-conforming uses.
<br />Section 5. Section 9,474 of the Bugene Code, 1971, is hereby
<br />amended to read and provide;
<br />9.47p Permitted Buildings and Uses. In the M-3 Heavy Indus-
<br />trial District, the following buildings and uses are
<br />permitted as hereinafter generally outlined in this section,
<br />provided that no building or use specifically listed in sec-
<br />tions 9.472, 9.474, and 9.492 to 9.5Q2 shall be permitted un-
<br />conditionally,
<br />If any permitted building or use would be hazardous, ob-
<br />noxious, offensive or unsightly by reason of emission of odor,
<br />sound, vibration, radioactivity, electrical interference,
<br />glare, liquid or solid wastes, smoke or other air pollutants,
<br />said buildings or use shall be treated as a conditional use,
<br />subject to the issuance of a conditional use permit, in accord-
<br />ance with the procedures set forth in sections 9.696 to 9.722.
<br />Buildings and uses permitted in sections 9.468 to 9.474
<br />shall be subject to the general provisions and exceptions set
<br />forth in this ordinance, beginning with and following section
<br />9.532.
<br />~a} Industrial buildings and uses. All manu-
<br />facturing, warehousing, wholesaling, compounding,
<br />assembling, processing, storing, researching, treat-
<br />ing or testing or any combination thereof of items,
<br />materials or goods, is permitted.
