9.545 Purpose. Sections 9.508 to 9.520 are the city's Plan- <br />ned Unit Development regulations and are intended to: <br />fie} Encourage the construction of a variety of <br />housing types at~price ranges necessary to meet the <br />needs of all income groups in the city. <br />~.f} Enhance the opportunity to achieve higher <br />densities than might otherwise be possible through <br />conventional zoning. <br />fig} Preserve natural resource areas designated <br />in the General Plan. <br />Section 3 . Subparagraph fib} of subsection ~ 7 } of Section <br />9.512 of the Eugene Code, 1971, is hereby amended to read and pro- <br />. <br />vide: <br />9.512 Dia rammatic Plan Consideration - Step One <br />~7~ <br />~b~ The proposed development"s general design <br />and character, including but not limited to anticipated <br />building locations, bulk and height, location and <br />distribution of recreation space, parking, roads, <br />access and other uses, will: <br />1. Be set back or screened as necessary <br />to ensure privacy to adjoining properties, and <br />2. Avoid unnecessary disruption or re- <br />moval of attractive natural features and vegeta- <br />tion, and <br />3. When feasible, disperse motor traffic <br />from planned unit developments of 20 or more <br />dwellings onto mare than one local street, and <br />4. Avoid conversion of natural resource <br />areas designated in the General Plan to urban <br />uses .when alternative locations on the property <br />are suitable for development as otherwise per-- <br />muted. <br />Section 4. Subparagraph ~a} of Section 9.550 of the Eugene <br />Code, 191, is hereby amended to read and provide: <br />9.550 <br />~a} Approval of the proposed development plan <br />is granted by the planning director under the proce- <br />dures set forth in sections 9.692 to 9.694, using the <br />factors contained in section 9.688~.b~ and <br />Section 5. Subsection fib} of Section 9.688 of the Eugene Code, <br />Ordinance - 2 <br />
