18445 <br />tion of Group R occupancies, the provisions in <br />this subsection shall not apply to existing struc-~ <br />tares so long as: <br />15. Tn all existing Group R occupancies <br />qualifying under subsection 14 of this section, <br />such sprinkler systems shall be installed: <br />a. Not later than dune ~3, 198D, or <br />b. ~t such earlier time as the structure <br />is deemed to present a life or safety hazard <br />to its occupants, ar <br />c. .fit such earlier time as the structure <br />is remodeled to the extent of more than Z5 per- <br />cent of its market value. <br />ExCEpT~TON: Group R Occupancies in substantial com- <br />pliance with all present codes, and equipped with <br />smokeproof towers, combination standpipes and super- <br />vised fixe a~.arms with manual pull stations, upon <br />recommendation of the fire marshal and approval of <br />the Structural Specialty Code Board of appeals, may <br />be permitted to install, a less extensive sprinkling <br />system, protecting only the exit system of the <br />building, in lieu of the other requirements of this <br />seCti~an 38D~~b~. The exit protection system must in- <br />clude automatic sprinklers in all exit ways, an auto- <br />matic sprinkler head in each individual living unit, <br />and an Underwrite-r Laboratory-approved battery or <br />electrically operated smoke detector in each living <br />unit. sprinkler heads within living units shall <br />be located no closer than four ~_4} and no further <br />than six ~.,6~ feet from the corridor door. Side wall <br />mounted sprinkler heads may be used within living <br />units i.f the spray from such heads will completely <br />cover the door area to be protected. The following <br />shall apply to smoke detectors: <br />a. The building owner or his designee <br />shall past written instructions for operation <br />of the smoke detector in each living unit. <br />b. The building owner or his designee <br />shall inspect and service each smoke detector <br />every twelve ~12~ months. ~ record shall be <br />maintained listing the date of inspection and <br />service. <br />c. The tenant of each living unit shall <br />be responsib~.e for periodically testing the <br />unit's smoke detector. The building owner or <br />his designee shall not be responsible if a ten- <br />ant~ren~oves a battery from a smoke detector. <br />d. Upon failure of the detector, the <br />tenant sha~,1 deliver a written notice of the <br />fai~.ure to the building owner or his designee. <br />e. The owner shall replace or repair the <br />defective detector within ten X10} days from <br />the date of the notice. <br />ordinance - 5 <br />
